TWO homes in south ceredigion have sold for tens of thousands more than their guide price at a recent auction.

A pair of semi-detached dormer bungalows, converted into one large dwelling in Aberporth sold for £85,000 more than its starting guide price at a recent property auction.

Offering unrivalled coastal views and two external garages it had a guide price of £200,000 to £220,000 but at the fall of the hammer, it sold for £285,000.

Similarly, a semi-detached stone house in the popular village of Cilgerran, Cardigan sold for almost double its guide price.

It went for £82,000 at the auction but the a starting guide price was just £45,000 at John Francis’ property auction.

Richard Emanuel, director of John Francis, said: “Both of these unique properties in Cardigan were attractive lots to bring to auction, particularly because of their unusual features and development opportunity

“The bungalows on Heol Y Graig are located in the popular seaside village of Aberporth and offer the option, subject to planning permission, of either keeping the property as one dwelling or converting it back to two separate units. With this much potential in such a sought-after area, it was no surprise that it was a clear favourite at auction.

Meanwhile, a small cottage in St Dogmaels sold for £59,000 with a starting guide price of £45,000.

The next two-day auction will take place on 14 and 15 July and properties are now being accepted ahead of the summer auctions.
